Preparing Your House to Sell

Selling a home is an exciting process, because once the sale is done, individuals can move on to a new home or location. However, the process can also be stressful when the property doesn't sell right away. It's crucial to both a homeowner's peace of mind and the success of the sale that they don't take this scenario personally. The process of selling and buying a home is a business transaction, and sellers who let their emotions get the best of them may hurt their chances of unloading their home.
There are several steps individuals can take to keep a cool head during the selling process.
Remove yourself from the showing
Being present for an open house is one of the most common mistakes buyers make. When sellers are in the home during a showing, potential buyers may feel uncomfortable addressing their concerns or asking real estate agents questions about the property for fear of insulting the owner. In addition, many sellers who are emotionally attached to their home may be overzealous. ...

6 Things That Turn Home Buyers Off

De-Clutter, Clean...Stage!
Commonly referred to as "staging", your homes first immpression is one of the most imprtant factors to selling a home. Remember, your home competes with the other homes on the market. Price is part of the marketing equation, but once a buyer is in your home it is all about how your home feels to the buyer. Make a great first impression with a clean and uncluttered home. You want the buyer to visualize themselves in your home, so over personalization with family photos, interesting artworks, dark paint colors and displays full of "collectables" may not serve you well in the showing process.
FRONT ENTRY – It’s the first thing your buyers see as they wait for the door to open. Repaint the door, clean the windows, and remove dirt, dust, and spider webs. Make sure the lights are on, the doorbell works, and the doormats are inviting.
INSIDE - Take a close look room by room. Try to be objective and see the home as a potential buyer might see your home. Think in term! ...

Docs Needed to Buy

6 Things That Turn Home Buyers Off
(and What Sellers Can Do To Prevent It)
We've talked about surprising home features buyers LOVE, and about why buyers aren't biting on today's market, despite it being highly affordable. But we haven't talked much about the characteristics of sellers, listings and homes that turn buyers all the way off. Well, not until now!
Here are 6 big-time homebuyer turn-offs that make buyers cringe at the thought of your home, and action steps you can take to prevent your home from being an offender:
1. Stalker-ish sellers. I know you think you’re being helpful, walking the buyer through your home and pointing out the wagon-wheel light fixture you made with your own two hands, the custom mural of a stingray you paid top dollar to have painted across your living room wall and the way the sounds of happy schoolchildren running across the front yard of your corner lot to get to the school in the next block lifts your spirits. However, the buyers might be trying re. ...

10 Pieces of Paper You Must Round Up to Buy (or Sell) a Home
Home buyers and -sellers alike often bristle with anticipatory irritation at the mere thought of all the paperwork they expect they’ll have to come up with to do their transaction, above and beyond the basic loan application, contract, disclosures and closing docs. And these worries start way in advance; it’s as though, before they even start visiting open houses, buyers begin to visualize - and dread - spending hours upon hours in the dank catacombs of the Vatican (à la Da Vinci Code) combing through ancient files, seeking some rare and precious artifact documenting their childhood dental history or genealogy.
In some respects, this vision of the experience of obtaining a home loan might not be far off - there are oodles of hoops through which to jump and, occasionally, the loan underwriter requests something sort of bizarre. But more commonly, there’s a pretty finite universe of documents you’ll really need to scrounge up t? ...

5 Big Reasons to Sell Your Home This Year

5 Big Reasons to Sell Your Home This Year (Because It Could Get Tougher)
Rachel Stults | Feb 20, 2019 | Realtor.com
It’s no secret that life’s been pretty good to sellers for the past several years. Even if you had no need—or desire—to move, the housing landscape might have seriously tempted you to put your house on the market anyway. After all, it’s hard not to see visions of dollar signs when your neighbors are unloading their homes for tens of thousands over asking price.
But as they say, all good things must come to an end. And you’ve probably heard that the white-hot housing market of years past is finally beginning to cool.
So if you haven’t listed your home before now, did you miss the boat? Absolutely not. But with each passing month, the experts say, you can expect the housing climate to shift a bit more in buyers’ favor.
“It’s definitely still a seller’s market in most of the country. But it’s not the ...
